Adopt the Scottish system of property sales and purchase in England and Wales
The present system does not protect buyers or sellers from unnecessary expense delays and collapsed deals and it lengthens property chains
It causes unnecessary stress and additional financial burden when chains collapse and impacts on family life especially the education of children and childcare
Examples are
seller decides to pull out of a deal last minute buyer has already paid out for searches and other legal things and has to withdraw from their next purchase children have moved schools and alternative childcare arranged
buyer decides to pull out of a deal last minute after deciding he wants to offer less seller has already made offer on another property this has now collapsed costs involved impacts on education
All in the chain are now affected everyone looses out
