If you pull out of a house sale, you are liable for any costs incurred
If a buyer pulls out of a house sale, they should be liable for any costs incurred by all parties involved.
It is wrong that buyers can change their mind at any point leaving other parties to pick up legal costs, searches, reservation fees etc..
